Location: From the intersection of Highways 8 & 15, 3 ½ miles West on Highway 8, and 2 ½ Miles South on 565 Avenue. This is the Northeast corner of the tract.
Legal Description: North Half of the Southeast Quarter (N ½, SE ¼) and North Half of the South Half of the Southeast Quarter (N ½, S ½, SE ¼), all in Section Seven (7), Township One (1) North, Range Two (2), East of the Sixth P.M. in Jefferson County, Nebraska.
General Description: This tract consists of 120 acres of pasture with pond, windmill with well, dam, and natural spring. The property is currently cross-fenced in 3 sections. Wildlife is abundant in this area. In the past, approximately 64 acres were farmed.
Taxes: The 2013 and all prior year’s taxes are responsibility or the Seller. The 2013 taxes were $1,660.32 with the exemption and have been paid by the Seller. The 2014 and all subsequent years’ taxes shall be the expense of the Buyer.
Inspection: The land is open for inspection; however, Seller and Real Estate Firm will not be responsible for any accidents or loss.
Possession: Full possession will be granted on closing.
Mineral Rights: All mineral rights owned by the Seller will transfer to the Buyer.
Terms: A 20% non-refundable earnest deposit will be due upon signing purchase agreement day of sale. Balance will be due by cash or certified funds on closing which will be on or about the 28th of April, 2014. Property is not being sold subject to loan approval and is treated as a cash sale. Make all financial arrangements prior to the auction. Title insurance and escrow closing fees will be shared equally between Buyer and Seller. If applicable, loan endorsements and lender’s title insurance policy will be paid by the Buyer. Abstract & Title, Inc. will be title insurance company and conduct the escrow closing. Property sells in “AS IS” condition with all easements and restrictions whether of record or not. No survey, warranty, inspections, repairs, or treatments implied or paid by the Seller or the Real Estate Firm. The sale is subject to confirmation by the Seller.
