AUCTIONEER'S NOTE:  The real estate will sell the same day as the personal property.  Guns will sell at 1:00 PM.  The sale of the real estate will begin promptly at 2:00 PM followed by the tractor & equipment.




LOCATION:  From Hallam, Nebraska, 1 mile East on W. Hallam Rd., 1 mile North on SW 29th Rd., and ¼ mile East on W. Pella Rd.  OR from Cortland, Nebraska, 3 miles North on Highway 77 then 2 ¼ mile West on W. Pella Road.


LEGAL DESCRIPTION:  The East Half (E1/2), of the Southwest Quarter (SW ¼), Section Twenty-One (21), Township Seven (7) North, Range Six (6) East of the 6th Principal Meridian, Lancaster County, Nebraska


GENERAL DESCRIPTION:  This 80 acre tract has 36.17 cropland acres, of which, 33.9 acres are enrolled in CRP through 2017.  The 2013 CRP Payment was $2,583.  The 2014 CRP Payment will be prorated to the date of closing.  A large lake stocked with crappie, walleye, bass, bluegill, & catfish is located in the northern half of the tract.  Wildlife, such as deer, pheasants, & turkeys are abundant in this area.  There is an irrigation well that test pumped in 1981 at 600 GPM with a 60 HP electric motor with phase converter.  The home is a 3,200 SF, 2 story home with a mostly finished walk-out basement.  Total, there are 5 bedrooms, 1 full bathroom, 2 – ¾ bathrooms, and a half bathroom.  The master suite features a large bedroom with fireplace, bathroom, and atrium doors to a deck.  There is a fireplace on each level with a wood stove in the walk-out basement.  It has an electric water heater and is heated and cooled with a geothermal water heat pump system.  A whole house back-up generator is connected and will sell with the property.  There is a 40x64x15 storage building with 20x20 insulated and heated shop with power & water.  There are also other additional outbuildings on the property.

MANNER OF SALE:  The land and acreage will be offered as a whole and will not be divided.  The sale will be by total dollars for the farm.


MINERAL RIGHTS:  All mineral rights owned by the Sellers will transfer to the Buyer.


POSSESSION: Full possession will be granted at closing.
